Once you decide to purchase a home with FAB Realty, these are the 7 steps that will follow:
Step 1. Hire Your Agent
Our agent will put his or her client first.
- Agent will educate you about the current market conditions.
- Discuss and analyze your dream home “must haves”.
- Co-ordinate the work of other needed professionals throughout the process.
- Present to you homes that fit your criteria and budget.
- Negotiate on your behalf to get you the best deal possible.
- Stay on top of paperwork and deadlines that need to be respected.
- Inform, discuss, address issues that could come up during the transaction.
Step 2. Secure Financing
Our agent can direct you towards a preferred lender.
- Lender will consult you, review your current financials, discuss your options.
- Guide you to an appropriate price point.
- Lender will work on your behalf to get you the best interest rate and obtain loan approval.
- Professional lender will ensure that financial aspect of your home purchase is stress free.
Step 3. Find Your Home
There are a lot of homes out there, and diving in without a guide can become overwhelming and confusing.
- Provide more information so agent can find the right home for you.
- What amenities are crucial for you? How much space do you need?
- Which is more critical: location or size?
- What features are not negotiable in your new property?
- You will notice as you look at more homes, that your priorities to adjust along the way.
Step 4. Make an Offer
Once you found the home you love, decide on a price to offer.
- Agent will give you more information on other properties sold in the neighborhood to guide your decision when it comes to price.
- Consider the listing price as a base of the home’s value.
- Your agent can put together a comparable home analysis (i.e. CMA) that will give you more specific information to help you decide the offer price.
- Look to your agent to explain and guide the offer process.
Step 5. Perform Due Diligence
Your agent will provide you with improvements or challenges within your home.
- Agent will provide you with information disclosed by sellers about the home.
- Agent will help you come in contact with home inspectors that could inform you of possibly structural damages, water damage, shifting ground or poor construction.
- Very often, a problem appears to be big, can actually be fixed with very little effort and not a huge budget.
- Knowing more about a home can give buyers more peace of mind about the purchase they are about to make.
Step 6. Close Escrow
Once you have determined that the house in subject meets all your expectations, it is time to finalize the transaction.
- Stay in control of your finances.
- DO NOT MAKE ANY LARGE PURCHASES DURING THIS TIME.
- Stay in touch with your financial consultant for guidance.
- Keep in touch with your agent, be sure to complete all paperwork promptly.
- Do not be afraid to ask questions. Your team is here to help you.
Step 7. Protect Your Investment
Congratulations and Welcome Home!
- The home-buying process is complete.
- It is now your duty to perform routine maintenance on your home to ensure that home maintains its value and avoid big problems down the road.
- Remember that just because the sale is complete, your relationship with your FAB Realty agent does not end.
- Your agent can still help you find contractors and repair services, tracking your home’s value as time goes by, provide information on the real estate market.
